Carlisle SynTec Membranes on Rhode Island Commercial Roofs

We install Carlisle SynTec single-ply membrane systems on commercial and industrial buildings throughout Rhode Island. Carlisle is one of the longest-running names in single-ply roofing, and its TPO, EPDM, and PVC product lines cover nearly every low-slope situation we encounter here, from a 4,000-square-foot retail strip in Cranston to a multi-acre distribution roof at the Quonset Business Park in North Kingstown. When a building owner or property manager asks us to specify a system, Carlisle SynTec is frequently the catalog we reach for because the membrane chemistry, the adhesives, and the flashing accessories are all engineered to work as one assembly rather than a mix of parts from different suppliers.

This page explains which Carlisle systems we put down, how we decide between them on a given roof, and what their performance means for the kind of weather and building stock we deal with across all 39 Rhode Island towns.

The Carlisle Single-Ply Lines We Install

Sure-Weld TPO

Carlisle's Sure-Weld TPO is a hot-air-welded thermoplastic membrane, and it is the system we install most often on newer commercial roofs and on tear-off-and-replace jobs where the owner wants a reflective white surface. The welded seams form a continuous, monolithic sheet, which matters on the wide-open roof decks common to warehouses and big-box retail off Route 2 in Warwick. We offer Sure-Weld in 60-mil and 80-mil thicknesses; on roofs that see regular foot traffic from HVAC service crews, or on buildings where the owner expects a long hold period, we lean toward the heavier 80-mil sheet. The white surface reflects summer sun and helps hold down cooling costs during Rhode Island's humid July and August stretches.

Sure-Seal and Sure-White EPDM

Carlisle effectively built the EPDM market, and its Sure-Seal black EPDM remains a workhorse on our reroofs. EPDM is a rubber membrane that stays flexible in deep cold, which is exactly what a roof needs to survive the freeze-thaw cycling and January temperature swings we get inland in places like Woonsocket and Burrillville. The black sheet absorbs heat in winter, which can help shed snow load and discourage ice buildup at the eaves. For owners who want EPDM's durability with a reflective surface, we install Sure-White EPDM. Carlisle EPDM comes in fully adhered, mechanically attached, and ballasted configurations, and we match the attachment method to the deck and the wind exposure.

Sure-Flex PVC and KEE HP

On roofs that face grease, chemicals, or constant ponding risk, we specify Carlisle's Sure-Flex PVC or its KEE HP membrane. Restaurant rooftops, food-processing plants, and buildings with kitchen exhaust all benefit from PVC's resistance to animal fats and oils, which break down some other membranes over time. PVC also holds up well to the salt-laden air on Aquidneck Island and along the Newport and South County shoreline, where coastal exposure is hard on roofing accessories and fasteners.

How We Choose a Carlisle System for Your Building

We don't default to a single product. The right Carlisle assembly depends on the deck, the slope, the building's use, and how long the owner intends to hold the property. Our specification process looks at several things.

  • Deck type and existing roof. A structural steel deck, a concrete deck, and an old built-up roof over a 19th-century mill each call for different attachment and insulation strategies.
  • Wind exposure. Coastal and elevated sites need higher uplift resistance, which influences fastening patterns and whether we go fully adhered or mechanically attached.
  • Building use. Reflective TPO or PVC suits a climate-controlled warehouse; a chemical or grease environment points to PVC or KEE HP.
  • Slope and drainage. Low or dead-flat roofs that hold water push us toward tapered insulation under the Carlisle membrane to move water to the drains.
  • Budget and hold period. We balance membrane thickness and system cost against how long the owner plans to keep the building.

Carlisle Insulation, Tapered Systems, and Accessories

A membrane is only as good as what sits beneath it. We install Carlisle's polyiso insulation boards and tapered insulation packages as part of the assembly, which lets us correct chronic ponding on the flat roofs that dominate Rhode Island's older industrial and mill buildings. Many of the textile-era structures in Pawtucket, West Warwick, and Woonsocket were built with low-slope roofs that have flattened further as the buildings settled, and a Carlisle tapered package rebuilds positive drainage without altering the structure. We also use Carlisle's full line of factory-made flashings, pipe boots, installable sealer pockets, and edge metal so that the penetrations and perimeter, where most leaks actually start, are detailed with components designed for the membrane we installed.

Why Carlisle Systems Suit Rhode Island Conditions

Our weather is the real test of any roof. Nor'easters drive wind and rain sideways, winter brings heavy snow load and ice damming, and the freeze-thaw cycle works at every seam and fastener through the cold months. Carlisle's welded TPO and PVC seams and its cold-flexible EPDM are all built to take that movement and moisture. The breadth of the line also means we can stay with one manufacturer across a portfolio of buildings, which simplifies maintenance and gives a property manager a consistent system to track across multiple Rhode Island sites.

New Roofs and Reroofs

We install Carlisle systems on new construction and on full tear-off replacements alike. On a replacement, we evaluate whether the existing insulation is wet or dry, whether the deck is sound, and whether a recover is appropriate before we commit to a tear-off. Where a recover makes sense and the building code allows it, a Carlisle membrane over new coverboard can extend roof life without the cost and disruption of a complete removal.

Repairs and Maintenance on Carlisle Roofs

We also service Carlisle roofs already in place. Because we work with the membrane regularly, we can source the correct repair materials and detail patches, seam repairs, and flashing replacements so they bond properly to the existing sheet. Routine inspection and maintenance on a single-ply roof catches small problems, an open seam or a lifted flashing, before a Rhode Island winter turns them into interior leaks.
