EverGuard TPO

GAF's EverGuard TPO is a hot-air-welded thermoplastic membrane and one of the systems we install most on commercial reroofs and new construction. The welded seams create a continuous waterproof sheet, and the reflective white surface helps reduce summer cooling loads, useful on the large, sun-exposed roof decks of warehouses and retail buildings along the Route 2 corridor in Warwick and out at the Quonset Business Park. We install EverGuard in multiple thicknesses and step up to the heavier membrane on roofs that see frequent rooftop equipment service or that an owner intends to hold for the long term.

EverGuard EPDM

For owners who want the cold-weather durability of rubber, we install GAF's EverGuard EPDM. EPDM stays flexible in deep cold, which suits the hard inland winters in the Blackstone Valley and northwestern towns like Burrillville, where temperatures swing and the freeze-thaw cycle works at the roof for months. We install EPDM in fully adhered and mechanically attached configurations and choose the attachment based on the deck and the building's wind exposure.

Modified Bitumen and Built-Up Roofing

Not every Rhode Island building is a good candidate for single-ply, and GAF's modified bitumen and built-up systems are where we turn for many of the older structures. The 19th-century textile mills along the Blackstone and Pawtuxet rivers, the converted industrial buildings in Pawtucket, Woonsocket, and West Warwick, often have existing multi-ply roofs and details that pair naturally with a multi-ply replacement. GAF's modified bitumen membranes, including its self-adhered and torch-applied lines, build a tough, redundant assembly that stands up to foot traffic and to the abuse an aging mill roof takes. Multiple plies also provide layered protection where a single membrane might be vulnerable.

Liberty Self-Adhered Systems

On buildings where open flame is a concern, near combustible materials or on occupied structures, GAF's Liberty self-adhered modified bitumen lets us install a multi-ply roof without torches. That makes it a practical choice for some of the tightly built downtown Providence properties and the older mixed-use buildings where fire safety during installation is a priority.

How We Choose a GAF System

The breadth of the GAF line is only useful if the system is matched to the roof. We assess each building before recommending one, looking at the conditions that determine which assembly will hold up.

  • Existing roof and deck. A sound steel deck, a concrete deck, and an old built-up mill roof each call for a different approach and attachment.
  • Slope and drainage. Dead-flat roofs that pond water push us toward tapered insulation under the membrane, regardless of which GAF system goes on top.
  • Building use. Climate-controlled space favors reflective TPO; older multi-ply roofs and high-traffic surfaces often favor modified bitumen.
  • Wind and coastal exposure. Sites on Aquidneck Island and along the South County coast need attention to uplift resistance and to salt exposure on edge metal and fasteners.
  • Fire safety during installation. Occupied or tightly built sites point us toward self-adhered systems rather than torch-applied ones.

GAF Insulation, Coverboard, and Tapered Packages

We build GAF roofs as complete assemblies, not just a top membrane. That means GAF polyiso insulation, coverboard such as the company's DensDeck-compatible products, and tapered insulation packages where drainage needs to be corrected. Drainage is a recurring problem on Rhode Island's older flat roofs: mills and mid-century industrial buildings were built low-slope and have flattened further as they settled, so water pools and then freezes. A GAF tapered package rebuilds positive slope toward the drains and scuppers without touching the structure, and the membrane goes on over a properly drained substrate.
